Beverly, MA – Construction Management & Builders, Inc. (CM&B) has completed the ground‑up construction of Alltown Fresh in Framingham, Massachusetts, transforming an existing service station into a 5,000‑square‑foot modern convenience retail destination for Global Partners. Designed around Alltown Fresh’s chef‑driven food concept, premium coffee program, and elevated customer experience, the project reimagines the traditional convenience store, placing the kitchen and curated market experience at the center, with fueling integrated into a broader mobility offering.
The project required a full demolition and redevelopment of the existing site and posed significant challenges for below-grade construction. CM&B managed deep excavation and shoring in unstable soils, including dewatering operations and the removal of approximately 2,000 tons of unsuitable material. Extensive coordination with six utility providers supported the installation of new infrastructure, including utility pole removals and installations, upgrades to electrical service, and carefully planned shutdowns in coordination with adjacent businesses.
“This was one of the more complex utility relocations CM&B has undertaken,” said Rob McCarter. “Coordinating multiple utility providers, increased electrical demands, and an active surrounding environment pushed our team to think creatively and collaborate closely at every stage to keep the project moving safely and efficiently.”
The Alltown Fresh Framingham project reimagines the traditional convenience store by integrating a curated market and full-service kitchen with modern fueling infrastructure. The site includes traditional gas and high-speed diesel fueling, and includes four DC fast-charging EV stations. Designed to serve as more than a typical convenience stop, the location offers fresh food, quality products, and a welcoming environment for the MetroWest community. The completed facility brings together retail, food service, and fueling in a fully integrated, modernized destination, delivered within a complex construction setting.
“At Global Partners, we’re rethinking what a convenience store can be,” said Bob Donnelly, Vice President of Construction and Development at Global Partners. “Projects like Alltown Fresh demand coordination and foresight that go beyond a single site. CM&B’s understanding of complex retail environments and execution helped bring our vision to life in Framingham.”
